Types of airbnbs in Edinburgh Old Town (East)

There are two main types of airbnb’s available in Canongate, Abbeyhill and the eastern area of Edinburgh Old Town – private rooms and entire homes. These are summarised separately in the screenshots from www.AirDNA.co

 

Private Rooms

Airbnb was set up in 2008 to help people advertise rooms in the homes they lived in. Most provide breakfast and are therefore run like bed and breakfasts.

65 (16%) of the airbnbs available in the Eastern part of Edinburgh Old Town (including Canongate and Abbeyhill) in August 2017 were private rooms available in the home of the owner or tenant.

This compares with 8% in the Western part of Edinburgh Old Town, 19% in all of Old Town and 42% all of the City of Edinburgh.

The Homes First report does not focus on private room airbnbs.

It is presumed that most of these pay Council Tax, not Business Rates

 

 

Entire Homes

337 (84%) of the airbnbs available in the Eastern part of Edinburgh Old Town (including Canongate and Abbeyhill) in August 2017 were private rooms available in the home of the owner or tenant.

This compares with 92% in the Western part of Edinburgh Old Town, 81% in all of Old Town and 58% in all of the City of Edinburgh.

The Homes First report focussed exclusively on entire room airbnbs.

It is assumed that some short term lets pay Business Rates and many opt for Council Tax instead.
